About

The Cottage is a two-bedroom country house on our working cattle farm in Broke, on the tranquil side of the Hunter Valley. Our family has hosted guests here since 2014. Two king bedrooms with their own ensuites sit at opposite ends of the house, so it suits two couples as well as it does one. A wood fire, a fully stocked kitchen, an undercover outdoor dining area, and 74 hectares of paddocks with Yellow Rock on the horizon. Slow weekends, big skies, real country.

Central heating and cooling throughout. The kitchen Fully stocked for proper cooking, with a pod coffee machine, and tea, coffee, salt, pepper and oil provided. There's a Weber BBQ outside, and a large undercover outdoor dining area for long lunches and dinners. Outside A firepit, the paddocks, and the farm. You're welcome to wander. Cattle numbers vary through the year, and our border collies are usually about somewhere. Guest access The Cottage is yours for the stay. Parking is right beside the house. Self check-in via lockbox, with the code sent to you on the morning of arrival. Check-in from 3pm, check-out by 11am. Hosts Bernadette and Max live in the homestead about fifty metres from the Cottage. You're unlikely to see them unless you want to, but they're close by if you need anything.

Other Details to Note

A few honest things worth knowing before you book: The last stretch of road in is dirt. It's fine in any car, no 4WD needed. The fire pit and indoor fire are seasonal and closed over the warmer months. We'll confirm availability for your dates when you book. This is a working cattle farm, so there are cattle, farm machinery, working dogs and the occasional bit of dust and weather. That's the point of the place, but it's worth saying. Children are welcome. A portacot and high chair are available on request. No pets. It's a working cattle farm with working dogs. There are steps and some uneven ground, and the Cottage is not wheelchair accessible. If you have specific access needs, contact us before booking and we'll give you an honest picture. There are no laundry facilities, which suits the two-to-four-night stays most guests book. Wi-Fi is free and works, but the night sky is worth switching off for. Minimum stay is two nights. Long weekends and holiday periods can carry a three-night minimum.

House Rules

Pets are not allowed anywhere on the property. Smoking and vaping are strictly prohibited inside the Cottage. Strictly no fire pits are to be used on total fire ban days or in windy or hot conditions. Fire pits must be fully extinguished with water at the end of the night or if leaving the property. Fire pits are seasonal and closed over the warmer months, depending on local conditions. Events and parties are not permitted under any circumstances. Quiet hours must be observed from 22:00 to 06:00 every day; please keep noise to a minimum during these times to respect our neighbours.

Neighborhood

Broke is a small rural village on the quieter western side of the Hunter Valley, in the Broke Fordwich wine region. Boutique cellar doors and family-run vineyards are dotted along Broke Road and the local lanes, with Margan, Winmark and Krinklewood all a few minutes away, alongside olive groves and country restaurants. Yellow Rock's sandstone cliffs dominate the view to the south, with the Brokenback Range to the west. The roads are low-traffic, the paddocks have cattle in them, and the vibe is tranquil and pastoral rather than town-centre nightlife. Pokolbin's larger cellar doors and restaurants are an easy drive when you want them.

Find us

Driving is the primary and most convenient way to get around. Parking is widely available at cellar doors and private properties. Nearest major regional centres for services: Singleton (~25–30 km), Pokolbin/Warkworth/Hunter Valley attractions (~25–40 km), Cessnock (~35–45 km). Public transport is limited: there is no local train in Broke; NSW TrainLink services run to Singleton (Main Northern line) and buses or taxis are needed from there. Regional bus services are infrequent; visitors commonly use private car, hire car, or organised wine tours/chartered transfers. Taxi and rideshare availability is limited and may require pre-booking.
